How fast can I get plans back?

I target under two weeks for most projects, depending on scope and complexity. The industry standard right now is 8–12 weeks — some lumber yards are quoting 12 weeks or more. If your builder has a timeline, I'll work to meet it.

Do I need to know exactly what I want before we start?

Not at all. Most of my clients are building for the first time and aren't sure where to begin. That's normal. We start with a conversation about how you live, what you need, and what matters to you. I'll present up to four concept options so you can see different approaches before committing to a direction.

What's included in a set of plans?

Every project includes full construction drawings (floor plans, elevations, sections, details), 3D renderings (interior and exterior views), heat calculations, wall bracing plans, and all permit-related paperwork. These are things other designers often charge extra for or push off to the lumber yard — I include them standard.

Can you help with the building permit process?

Yes. My plan sets are delivered permit-ready with all required documentation — heat calculations, wall bracing, energy compliance, and any other paperwork your municipality requires. I design to Wisconsin building code, so your plans are ready to submit when I deliver them.

What's the difference between a designer and an architect?

For residential projects under a certain size and complexity, Wisconsin doesn't require a licensed architect. A residential designer like me specializes in homes — custom houses, additions, remodels, garages, and outbuildings. I focus entirely on residential work, which means I understand how homes are actually built and what builders need from a set of plans.

What types of buildings do you design?

I design custom homes (ranch, story-and-a-half, modern, shed-style), bardominiums, duplexes, additions, remodels, garages, sheds, storage buildings, and other residential structures. I also have experience with ICF (Insulated Concrete Form) construction. Residential homes under 5,000 square feet are my specialty.

Do you only work in Wisconsin?

Yes, I focus on Wisconsin because the entire state falls under the same building code, which means I can design anywhere in the state. I also do site visits and meet with clients in person, which is something a lot of online plan services can't offer.

How much does it cost?

Every project is different, so I provide quotes after our initial conversation once I understand the scope. Reach out and tell me what you're thinking — I'm happy to give you a realistic idea of cost before you commit to anything.

What if I already have a builder?

That's great. I work with builders regularly, and they appreciate my plans because they're clean, well-organized, and easy to read on the job site. I can coordinate directly with your builder during the design process to make sure the plans work for everyone.

What if I don't have a builder yet?

That's fine too. I can help point you in the right direction based on your project type and location. I have contacts with builders in Wisconsin, including one who specializes in ICF construction.

How many revisions do I get?

As many as it takes. The design process is collaborative — we go back and forth until you're happy with the plans. Some clients approve after the first draft, others take their time refining. There's no pressure. It's your timeline.

Do you provide 3D renderings?

Yes, on every project. I provide interior camera shots, exterior views, and we can even render the whole house in color with trees and landscaping. This is included — not an add-on.
