The differences between hiring an independent residential designer and getting plans through a lumber yard — turnaround, cost, service, and what you actually receive.
When Wisconsin homeowners decide to build a custom home, they usually have two options for getting plans drawn: hire an independent residential designer, or go through a lumber yard’s drafting department.
Both can produce a set of plans. But the experience, the deliverables, and the timeline are very different. Here’s what I’ve seen from both sides — I’ve worked in the industry, including at a lumber yard, so I know how both models work.
This is probably the biggest difference.
Lumber yards are handling a high volume of projects through a drafting department. Right now, most lumber yards in Wisconsin are quoting 8 to 12 weeks for a set of plans. Some are even longer. Your project sits in a queue.
Independent designers (like me) typically handle fewer projects at a time with more direct attention. I target under two weeks for most projects. There’s no queue — I’m the person doing the work, and your project gets my focus.
Lumber yard plans typically include floor plans, elevations, and basic construction details. They’re functional. But some lumber yards don’t include 3D renderings, heat calculations, or wall bracing plans — or they charge extra for them.
My plans include everything: construction drawings, 3D renderings (interior and exterior), heat calculations, wall bracing plans, and all permit-related paperwork. All of it. No extras, no surprises. When I deliver a plan set, it’s permit-ready.
At a lumber yard, you might work with a salesperson who takes your information and passes it to a drafter you never meet. The drafter may or may not have construction experience. Communication goes through layers.
With me, you’re working directly with the person designing your home. I answer my phone. I do site visits. I meet you face to face. When you have a question — about the design, the building process, or anything related to your project — you’re talking to me, not leaving a message for someone in a drafting department.
Lumber yards often work from a more standardized approach. You might get one concept to review, with revisions from there.
I provide up to 4 concept options on most projects — different layouts, different approaches to the same program. This gives you a real choice and helps me understand what you respond to before we invest time refining a single direction.
Lumber yard design services can be competitive on price, especially if you’re buying materials through them. Some offer reduced or no-cost plans if you purchase your lumber package from them.
Independent designers charge for the design work directly. My pricing is based on the project scope — typically per square foot for new construction. The difference is that you’re getting a more complete deliverable, a faster timeline, and direct personal attention.
Whether the cost difference matters to you depends on what you value. If getting plans in two weeks instead of twelve matters — or if having 3D renderings and all permit paperwork included matters — the value is there.
I’ve heard from builders that they appreciate working with plans drawn by someone who understands construction. My plans are structured for the job site — clear dimensions, thorough notes, logical organization. Builders and framers can pick up my plans and work from them without confusion.
This isn’t a knock on lumber yard drafters — many do good work. But having experience on the construction side of things shapes how I draw plans, and builders notice the difference.
